Exceptional Local Amenities Close By Canopy Condos:
Canopy Towers is located in the Hurontario neighborhood, a burgeoning area for densification and development. With a convenient connection to transit, Hurontario is an enticing location for a number of groups from young professionals to students, and families.
Just nearby are a series of gorgeous green spaces and parks, Huron Heights Park, Hawthorne Park, and Heritage Hills are all just a short drive away, making perfect relaxing days with the family in the sun. Parents will be happy to know that Nathan Way Public School and Bristol Road Middle School are within 15 minutes walk, making the morning rush much easier, and building that sense of community you get from living close by to your school.
Square One Shopping Mall is just five minutes away by car, bringing world-class shopping and entertainment right to your doorstep. With retailers like Holt Renfrew, Coach, and Michael Kors, plus Whole Foods, Goodlife, and a Cineplex so close by, you may never want to leave. On top of all that, the famous Playdium is just a few minutes away as well, providing endless entertainment.
Canopy is also just minutes from Living Arts Centre, a large facility for performance theatre, art exhibitions, and studio space for artists. In addition, Sheridan College recently opened a new campus near the development – the Hazel McCallion campus, named after Mississauga’s famous mayor Hazel McCallion, who was mayor of Mississauga for 36 years.
Canopy Towers will be a mixed-use development. That means that from the ground floor, the building will accommodate space for retail and offices, which will enrich the walkability of the neighborhood, plus provide amenities for residents right outside their front door. The 4-story podium will have spacious entryways and concierge, and contain a mix of retail, office, and amenity space.
The building itself is planned to rise 39 storeys and provide 487 residential units. The layouts will range in size to suit just about any lifestyle, there will be one-bedrooms, two-bedrooms, and likely units with and without dens.
On the fifth floor, a number of outdoor amenities will be available. First and foremost, the large outdoor terrace space. This will be an excellent place in the summer to gather with friends, host events, and maybe even cook dinner on the BBQ!
Throughout the rest of the building, amenities will range from fitness rooms to indoor hosting spaces. Since the building is still in the early phases, an exact list of amenities has not been released, but sign up with Myprecondeals for more updates when they become available.
Mississauga is central to travel within the GTA – it is the home of Lester B. Pearson International Airport, Canada’s largest airport. Travel to and from the airport is simple, with the new UP Train line, which runs from the airport directly into the downtown core of Toronto with a final stop at Union Station.
Other train lines include the GO Transit commuter rail, with three lines – Lakeshore West, Kitchener, and Milton. Mississaugans who work in Toronto have plenty of options with some lines providing all-day service.
Connections to these lines, and to countless other destinations within Mississauga are easy thanks to MiWay, the Mississauga Transit company. With more than 90 routes across the city, some of which connect to neighboring communities like Oakville and Brampton.
As Mississauga continues to grow, so do the transportation needs of the city and surrounding areas. The Hurontario LRT system is hoping to fill these gaps and is currently in the beginning phases. The line will connect Port Credit to southern Brampton and Mississauga, but plans are not yet final.
Highway 403 is just minutes away, which connects to the QEW, 409, and 427, and provides excellent east-west travel throughout the GTA – perfect for commuters.
Liberty Development Corporation is one of the GTA’s most ubiquitous developers. With a varied portfolio including single-family homes, townhouses, and commercial buildings, Liberty is an award-winning group that has built a great reputation in the real estate scene in Toronto.
Founded by President Feyedoon (Fred) Darvish, Liberty Developments mainly develops outside of the core of Toronto. This way they can usually develop larger properties, and really work to make the property a new community unto itself, using amenities and building mixed-use retail space into the podiums of the project, enriching the lives of the residents.
Always conscious of the environment, Liberty works hard to ensure their developments are energy-efficient, and that they reduce waste wherever possible. Conserving water, heat, and energy are important initiatives, and with every project, Liberty looks to push this initiative further.
It’s not just resources that Liberty tries to use wisely – Liberty is also known for the highly efficient use of space in its designs. The quality of the life you live in your home is directly related to its layout, it’s design, and its functionality. For Liberty, it’s important to start by choosing the right land and location, and then carrying that conservation of space throughout the project, down to the layouts of the rooms, the configuration of the kitchen, and so on.
Liberty pushes to a higher standard with every project. Keep an eye on this developer as they continue to leave their mark on the GTA.
As Mississauga continues to grow, housing in the city is keeping pace. The average selling price of pre-construction condominiums in the city is $379K – a good number for families looking to set down roots and for homeowners looking to invest. Prices per square foot continue to rise as demand increases, with the average sitting currently at $632.
Demand for condos in the area is high, with developers looking to build up rather than out – and dozens of new projects have been started within the past several years. This kind of design ethic is becoming more and more attractive, especially near the waterfronts of Lake Ontario. Beautiful views are timeless, and for smaller communities nestled along the Golden Horseshoe, properties with patios and suite views of that shimmering lake are in high demand.
